No, and understanding that is actually part of being an informed buyer.
A professional home inspection is designed to provide a thorough visual evaluation of the accessible systems and components of a property. We are looking at things such as the roof, exterior, structure, electrical, plumbing, heating and cooling systems, attic, insulation, ventilation, interiors, drainage conditions, and visible safety concerns.
But a general inspection cannot answer every possible question about a home.
Sometimes what we observe tells us that another question needs to be asked.
For example:
🔍 What is happening inside the underground sewer line? A sewer scope may provide additional information.
☢️ Is radon present at elevated levels? That requires radon testing.
🧫 Is a suspicious material actually mold? Laboratory sampling may be appropriate.
🌡️ Is there a temperature pattern that deserves additional investigation? Thermal imaging can sometimes provide useful context.
🚁 Is the roof difficult or unsafe to access? Drone roof observations may provide another perspective when appropriate.
👷 Does a condition require specialized expertise? Further evaluation by a qualified contractor, engineer, electrician, plumber, HVAC professional, or another specialist may be recommended.
The important thing is not ordering every service imaginable.
It is understanding the property well enough to recognize when more information would actually be useful.
As we close National Preparedness Month, that is something worth remembering:
Preparedness is not knowing everything.
It is knowing enough to recognize when another question needs to be asked.
September reminded us to prepare.
October, let’s put that knowledge to work.
